Chattan Farm is a 780 hectare sheep and beef farm in the beautiful Bay of Plenty. Three hundred hectares of this amazing property is covered in native bush, protected under a QE II covenant. Almost predator-free, the bush is teeming with native bird-life, including the rare and protected kokako.
Tim and Jo Mackintosh, owners of Chattan Farm, have created a tranquil glamping escape on their patch of Kiwi paradise. The campsite is tucked into a protected spot next to pristine native bush - bathing the area in deliciously cool shade for the hot days of the Bay of Plenty summer. A large wooden framed luxury tent with wood burning stove, and a quirky camp kitchen and bathroom, were all created from timber milled on the property. Sleeping up to five, the tent is the perfect size for a family, couple or group of friends. Serene and peaceful, you’ll wake up to the sound of the dawn chorus rising from the bush canopy.
Keen walkers could walk all day on this property through miles of marked (and mapped) bush tracks. Bird-watchers will love the prolific and varied bird life. Families will find plenty to do – exploring the property with its trees to climb and streams to splash around in.
Horse riders can bring their own horses and ride the many trails around the property - through pristine bush and many hectares of beautiful farmland.
You'll have fun exploring the local area too! The property is just 40 minutes to Rotorua and Tauranga, and 35 to Whakatane. Lake Rotoma is just a short 17km drive in one direction with the coast a similar distance in the other.

Kissing Gate, Nelson
Kissing Gate is nestled on a 7 acre farmlet, set amongst a glade beside a pond, surrounded by peaceful countryside. Based in the beautiful Mapua district, its just 30 minutes from the centre of Nelson and 16 minutes to Motueka. The campsite is made up of two vintage caravans, Ruby and Pearl, and a settlers' cottage style bathroom and kitchen.
Honeywell Hut, Motueka
Honeywell Hut is just 50 minutes from popular Motueka, and just over 1 hour from Nelson. Set on a large and dramatic sheep and beef farm, Honeywell Hut has all the style of a back country musterer's hut. The one room hut has been loving restored over the years by owners, Fiona and Richard, with a ton of creative, rustic charm.
Camp Kekerengu, Kaikoura Coast

A 10% deposit is charged during the booking process. The deposit is non-refundable, however it can be transferred to another booking made within a 12 month period, if your stay is cancelled more than 3 weeks prior to your arrival.
Rates and Extras
MINIMUM STAY PERIODS
Chattan Farm has a standard minimum booking period of two nights. The minimum booking period for long weekends such as Labour Weekend, Anniversary Weekend and Queens Birthday Weekend etc is 3 nights. The minimum booking period for Easter is 4 nights.
Where there is a single night gap between bookings, it may be possible to book that single night with a surcharge of $50. If you are interested in this option, please email us with your date request.
Peak (1 October to 30 April):
Our standard nightly rate for summer is $250 for up to four people.
Additional people are $25 per person, per night. Children under two years old are free.
Off-peak (1 May to 30 September):
Our standard nightly rate for winter is $190 for up to four people.
Additional people are $25 per person, per night. Children under two years old are free.
Note: The maximum number of people that the luxury tent can accommodate is five, however if your group is larger than this, please enquire about bringing your own additional tent or caravan.
HOW TO BOOK AND PAY
The quickest way to check availability and book is by using our online booking calendar. This is always up-to-date. Find the date that suits you, then click Book Now. You'll be taken through the booking process in a few easy steps.
During the booking process, you’ll be asked to pay a 10% non-refundable deposit to secure your booking. Once you've completed the booking process and deposit payment, you'll receive a confirmation email. This explains how to pay the remainder of your balance, which is due 4 weeks prior to your arrival date. If you’ve booked within this timeframe, the full balance will be due straight away. We’ll provide bank account details for payment by Internet Banking deposit in the email, and we also provide a secure link so you can opt to pay by credit card. Credit card payments incur a 2.5% surcharge.

The campsite is about a 10 minute drive along farm tracks into the property. You and your car will be escorted to the campsite by your hosts, Tim and Jo. Your car will be parked conveniently close, so it’s no drama to pop out to explore the local area for a few hours at any time you like.
If you're bringing your horse to ride around this beautiful property, please note that floats and trucks will have trouble making it down the track to the tent, so guest horses are overnighted in a paddock closer to the entrance of the property.
CHECK IN & CHECK OUT
Check-in is between 4pm - 7pm. We'll ask you to let us know what time you'll be arriving in a pre-stay reminder email that we send you about 4 days out from your stay.
Check-out is by 11am on the day of departure.
TENT SLEEPING & BED ARRANGEMENT
The tent at Chattan Farm sleeps up to 5 people. We think that the tent best suit either a family, 2 couples or up to 4 adults, depending on your sleeping preferences. We'll clearly outline the details - and let you decide!
The wooden framed tent has a 24sqm interior floor space and contains:
- A queen-sized bed
- A single daybed
- A single trundle bed
- A camp stretcher
The campsite at Chattan Farm is completely off-the-grid, so has no electric power source. Energy for hot water and cooking is supplied via LPG gas bottles. German Feuerhand lanterns that run on clean-burning clarified paraffin provide lighting. A wood-burner has been installed in the tent for cosy autumn and winter glamping, or whenever there's a chilly evening.
- The camp bathroom has a pleasant-to-use composting toilet, sink, a shower and hot water.
- Cooking is done on a gas BBQ, and a gas ring is available for cooking in the camp kitchen - a covered, semi-outdoor space with bench space and hot water for dishes.
- A chilly-bin is provided in the camp kitchen. Replacement cold packs can be provided on request.
- Mobile phone reception is available.
Full cotton linen, towels and bedding is supplied, although we encourage you to bring sleeping bags for children as it seems to make the whole experience of going to bed in a tent much more exciting!
On arrival, the queen-size bed will be made up, linen required for the other beds will be provided to be made up at bed time.
WHAT TO BRING
- Food and drink - make sure you bring all the food and drink you need for your stay, including tea, coffee, cooking oil etc
- A extra chilly-bin - if you're staying longer than a couple of days
- Walking shoes or boots - if you'd like to go for a walk on the property
- Warm clothes - it can be very chilly in the mornings and at night. A warm jersey and long pants are a must.
- Shower and bath toiletries
- Insect repellent and Sunscreen - A must have!
- Extra torches - we supply plenty of lanterns and some solar powered lights but it pays to bring a few extra torches. Head torches can be particularly handy.
- Sleeping bags for children - we supply a bottom sheet, pillow case and pillow for children or full linen if requested. Extra duvets are available.
- Towels for swimming - bring some spare beach towels for taking off the property to swim.
Chattan Farm is a working sheep and beef farm, so for the safety of all concerned it’s very important to follow the safety guidelines and terms that you’ll find in our booking terms and in your Tent Information Pack. These terms and guidelines include:
- Visitors to the station stay at their own risk, this is a working farm with hazards both farm related (ie. machinery and animals) and natural (ie. Ongaonga/stinging nettle)
- Leave gates as you find them
- Animals are unpredicatable - best to avoid them
- Avoid blackberry bushes - treat all of them as sprayed
- Extreme caution driving in and out of the property - driving speed limit on the property is 20km p/h
- Beware of other users on the farm track leading to the campsite - track is used for trappers and farm workers from time-to-time
- Supervise young children carefully. There are specific water hazards for young children on the property - for example, water troughs and streams
- For your own safety please do not touch any farm machinery, and do not enter the woolshed or other buildings on the property.
Chattan Farm is a 3.5 hour drive from Auckland city and just over 2 hours from Hamilton city. It's situated 45 kms from Whakatane and 55 kms from Rotorua.

From Rotorua (drive time 55 mins):
- Note: Don't use Sat Nav to get to Chattan Farm from Rotorua! It will take you the long way.
- From Rotorua take state highway 30 towards Whakatane.
- At the eastern end of Lake Rotoma turn left into Matahi Road.
- Follow Matahi road for 11kms until you reach the property on the right (number 1755).
From Tauranga (drive time 60 minutes):
- From Tauranga take SH 2 towards Whakatane
- Turn right into SH 2 as you come into Matata. Then turn right in to Manawahe Road.
- Follow Manawahe Road until you reach the property on the left (number 1755).
From Whakatane (drive time 40 minutes):
- Follow SH 30 out of Whakatane towards Tauranga
- After approximately 3.7 km, turn right onto Thorndon Road
- When you get to Matata, turn left onto Pollen St
- After 600m, turn left again onto SH 2
- After 65m, take the first left onto Manawahe Road and follow until you reach the property on the left (number 1755).
Eating and Drinking
Chattan Farm is self-catering. Just bring your own food and chilly-bin and cook meals using the BBQ and facilities provided in your private camp kitchen. You'll find all the cutlery, crockery, pots and pans that you'll need.
The nearest shop selling food and alcohol is in Matata, a 25 minute drive from the campsite. There is also a supermarket at Edgecumbe, about 25 minutes away.

- Visit the beach at Matata (25 mins away) or Ohope (55 mins away)
- Do the bush walk from the Whakatane Heads to Ohope Beach (40 mins away)
- Have a picnic on the shores of pretty Lake Rotoma (20 mins away).
SLIGHTLY FURTHER AFIELD...
- Take a day trip to Rotorua to visit the thermal springs and other fantastic attractions this city has to offer (55 mins away)
- Visit the 'Soda Springs', the naturally heated spring at the eastern end of Lake Rotoma
- Do the bush walk to the spectacular Tarawera Falls and Lake Tarawera (50 mins away)
- Take a day trip to the active volcano on White Island by boat or helicopter (trips leave from Whakatane 40 mins away).
Chattan Farm has been in the Mackintosh family for over forty years. Three generations live on the property with son Tim and wife Jo currently farming the land.
Their children Alice 9 and George 8 attend the local primary school at Matata and like nothing better than riding their motorbikes, having pet lambs and enjoying the other benefits that growing up on a farm offers.
The property is run as a sheep and beef farm and has a large proportion of native bush and forestry on it - home to the rare kokako and other native birds.
The Mackintosh’s take great pride in their property and love sharing it with guests from all over the world.
1. Booking and payments
1.1 A deposit of 10% is required to confirm your booking and secure the property. This will be charged to your credit card at the time of booking. A 2.5% credit card payment surcharge will be applied to this payment.
1.2 On receipt of the deposit, you will receive an email confirming both the payment and your booking details.
1.3 The remaining balance will be due 4 weeks in advance of your arrival date. An email reminder will be sent to you 3 days prior to this date, where an outstanding balance remains. The reminder email gives you the option to pay the remaining balance by internet banking or, if your internet banking payment has not been received within 48 hours, the remaining balance will automatically be charged to the credit card used at the time of booking. Please note: a 2.5% credit card payment surcharge is applied to all payments made by credit card. Credit card data is held in a secure and encrypted environment.
1.4 Bookings made within 4 weeks in advance of your arrival date will be charged the full balance at the time of booking (this may be processed in two payments).
1.5 If you are unable to pay the balance before the stated due date, you will forfeit your deposit and your booking will be cancelled.
1.6 Bookings made online within 48 hours of arrival will not be confirmed immediately. Once the campsite has agreed that the booking can be honoured, the guest will be informed by Canopy Camping Escapes and the credit card used for the online booking will be charged the full balance of the stay (note that there is a 2.5% credit card fee).
2. Cancellation and severe weather warnings
2.1 Some campsites may have limitations due to weather. If severe weather is forecast we will call you as soon as possible prior to your scheduled arrival date to advise you and cancel your booking. You can choose whether to defer your holiday to a later date subject to availability or receive a full refund.
2.2 Your 10% deposit is non-refundable, however it can be transferred to another booking made within a 12 month period, if your stay is cancelled more than 3 weeks prior to your arrival.
2.3 Cancellation by you within 4-21 days of your arrival date will result in 50% of the total cost of your stay being charged. Cancellation within 3 days of your arrival date will result in 100% of the total cost of your stay being charged.
3. Safety and Hazards
3.1 Campsites are often situated on working farms and there are hazards both natural and man-made. You accept that you enter the property at your own risk to participate in a glamping holiday.
3.2 Participation in activities such as, outdoor baths, climbing trees, walking on the property and any other activity on the property is the responsibility of the Guest and is done so at their own risk.
3.3 Canopy Camping Escapes accept no liability for accident, loss of property or personal injury whilst on your stay.
No pets allowed. Campsites are often situated on working farms, and therefore are not suitable for visiting pets.
GST of 15% (where applicable) is included in the daily per night cost. A GST invoice will be supplied if requested.
6. The Holiday – Guest Conditions of occupancy and Conduct
6.1 The Guests have the right to occupy the Property for the paid holiday period only.
6.2 Guests are required to observe the rules and familiarise themselves with the procedures contained in the information folder provided in the tent.
6.3 Guests shall take all reasonable and proper care of the property and its furniture, fittings and effects in or on the property and leave them in the same state of repair, condition, cleanliness and tidiness as at the commencement of the rental period.
6.4 Guests are required to inform the owner of any damage or breakage in or around the property promptly so that it can be repaired and replaced for the next guests. Guests are bound to reimburse the owners for replacement, repair or extra cleaning costs where reasonably demanded by the owners for damage caused by the guests.
6.5 Smoking is not permitted anywhere on the property.
6.6 Guests undertake to behave in a proper, appropriate and legal manner with due respect to the Owner, the Property and other guests and their property. If any guest behaves inappropriately or improperly (of which the Owner will be the final judge on their Property), or illegally, the Owner reserves the right to ask the guest and their party (at their discretion) to leave the Property before the end of the holiday period. Any refund for so doing will be at the entire discretion of the Owner in consulation with Canopy Camping Escapes.
7. Authority to Sign
The person who completes the Booking Form certifies that: he or she is authorised to agree the Booking Conditions on behalf of all persons included in the Booking Form, including those substituted or added at a later date; the signatory is over eighteen years of age; they agree to take responsibility for the party occupying the Property, and to notify Canopy Camping Escapes if they are not a member of the holiday party.

"We have done a lot of camping over the years with some pretty rough set ups and I was no longer a fan of tents- however this is hardly tenting as I remember it! We arrived at Chattan farm with our horses. One hadn't travelled well and had bent the pin for undoing the exit gate and it wouldn't open. Tim came to the rescue with farm tools and helped us dismantle the float, he fixed the pin and put it all back together for us by the next day - much appreciated.
The horse riding tracks were great. We spent 4 hours riding over the farm and enjoyed fantastic scenery. Riding is ok for unshod horses and novice riders. You could take children on the farm tracks or have a canter over the farm. Padlocking for horses is excellent. It was lovely coming back to camp for dinner, wine and a bath under the stars. The tent was warm, bed comfortable and so quiet - we slept like logs.
I would recommend this holiday to any horsey family - it's lovely being able to take your horses and have a relaxing ride, forget about the time and explore away all day and to top it off with lovely convinient facilities you really feel like you've had a holiday."

"Tim and Jo were the most friendly and welcoming hosts, going out of their way to make sure that we had a memorable glamping experience. The drive to the site starts to build your excitement as you head further into the bush and away from the noise, rush and chaos of normal life. When you arrive, you are literally blown away by the beauty of the area and the high quality of the facilities provided. The freedom that you are allowed to walk, run, splash and explore is wonderful for children and adults alike. Whenever you looked for something it was there such is the attention to detail that they have afforded Chattan farm. Do not be put off by the weather forecast, we had shocking weather which in some ways added to the charm and feeling of being cosy that we felt. The beauty is that everything is undercover so it really doesn't matter. You will never look back at your mouldy tent in the shed once you have been here, I know we won't!"

Away from city lights the night sky with all the stars was beautiful especially while soaking in the hot tub. The tent was lovely with such a comfortable bed. Very romantic.
