Parimanui Hut is situated halfway between Christchurch and Dunedin. It is just 20 minutes from Timaru, 35 minutes from Fairlie, and one hour from Oamaru in the Canterbury region.

Set deep into the property, getting to the hut requires a 4WD transfer with your gear on the day of arrival and departure from your hosts. If you'd like to come and go from the property during your stay, you'll enjoy a scenic 30-minute walk to and from your car park at the stables on the property or you can book additional transfers.

Embraced by awe-inspiring limestone cliffs and nestled within an ancient broadleaf native forest, Parimanui Hut is a sanctuary of simplicity and serenity.

The hut itself features a large expansive deck that invites you to soak in the breathtaking surroundings. Inside, the cosy interior includes a queen bed, a snug lounging corner, and an Oregan timber kitchen with a breakfast bar looking directly out to the views.

A true nature experience, you'll find all the bathroom facilities outside - immersed in the surroundings. Step to the left of the hut and ascend a few stairs to find a bioloo and a beautifully handcrafted barrel basin. To the other side of the hut is an outdoor shower with a view directly up towards the cliffs. An outdoor wood-fired hot tub is filled with water from a limestone spring.

A special feature of the property, the limestone cliffs are geological wonders, laid down on the Zealandia continental shelf between 50 to 200 million years ago. The vistas on the farm are spectacular, with 360-degree views of the Southern Alps. You also have Mount Sefton to the west and the sparkling Pacific Ocean to the east. On a clear day, you can see down to the Kaikoura's, Port Hills and the Hunter Hills!

Parimanui Hut is situated only 20 minutes from Timaru and one hour from Oamaru in the Canterbury region.

Follow the Google Maps directions to the address. Please note there is no phone reception in some areas on the way so it's a good idea to put the address into your GPS before departing.

Your host, Sara, provides transportation to and from the hut on the day of arrival and departure, so you'll need to bring everything you need for the duration of your stay. Alternatively, if the track is not wet, you have the option to follow your hosts up to the hut in your own 4WD vehicle. However, please note that you will need to have experience in driving on uphill farm tracks. You can also park your vehicle at the stables shed and enjoy a scenic half-hour walk to the hut (a good level of fitness is required).

You will receive a pre-arrival email with detailed arrival instructions and your host's details 5-days prior to your stay.

What time is check-in and check-out?

What are the bed and bedding arrangements?

The hut has a queen-size bed. Full linen, bedding towels, bathrobes and slip-on-shoes are supplied.

The sheets are Egyptian cotton, duvet is feather-down, duvet cover is cotton and the pillows are goose-down. Extra feather-down blankets are provided to keep you cosy.

What are the kitchen and cooking facilities?

The hut has a woodburner with Baker's oven underneath it. You can boil the kettle on top or use the lower-covered oven compartment for cooking. A large Weber BBQ is located undercover on the deck with a separate burner for a kettle or saucepan. A small gas fridge with a freezer box is available for cool storage.

All the pots, pans and utensils you'll need for cooking and eating are provided.

Some pantry basics are supplied - oil, salt, pepper, sugar, olive oil, a selection of teas, filter coffee, expresso coffee, drinking chocolate and milo.

What are the bathroom facilities?

The toilet is located behind the hut, approximately 10m up a set of stairs. It is a pleasant-to-use bio-loo composting toilet with a basin just outside.

An outdoor shower with hot water is on the side of the hut. An Alpine Spas wood-fired hot tub, filled with fresh water from a limestone spring, is also available.

Towels, eco-friendly handwash and Forest and Bird body soaps are available. Eco-friendly shampoo, conditioner and bathrobes are also provided.

Is there power?

Parimanui Hut is fully off-grid with a solar system providing lighting for the hut. USB plugs are available above the kitchen bench and on each side of the bed for charging devices.

Next to your bed, you'll find touch lanterns for your convenience. Feel free to take them with you to the bathroom or outside to the hot tub. There are also outdoor lights provided for the hot tub area.

Is there mobile phone reception?

Yes, there are 2-3 bars of 4G Spark mobile phone reception at Parimanui Hut. Other mobile providers may have limited coverage.

USB plugs are available for charging devices.

What sort of heating is there?

The hut is equipped with top-tier wool insulation, ensuring optimal warmth and comfort throughout your stay And the windows are double-glazed.

A woodburner is available in the cooler months. Feather-down blankets are also available.

Can I have an outdoor fire?

No, due to the fire risk, there are no outdoor fires allowed at Parimanui Hut.

How does the hot tub work?

The wood-fired hot tub is filled with fresh water and will be preheated for your arrival.

While it's initially prepared for you, be aware that re-heating it requires a couple of hours to reach the desired temperature. Lighting fires is a skill that requires both skill and patience.

The upside is that the hot tub retains heat effectively, so you'll only need occasional heating throughout the rest of your stay.

What is glamping like in winter?

Parimanui Hut is open for stays during winter, but bear in mind that you're booking an off-grid escape - without the usual luxuries of a fully powered home. Glamping is still a form of camping!

The fully insulated hut has warm bedding and a wood burner, plus lots of other elements to make your stay cosy and atmospheric. If you book a stay in winter, bring your sense of adventure and brush up on your fire-lighting skills. Note that the fire will die down overnight and need relighting in the morning.

Also, please note while the bathroom outhouse is insulated, sheltered and undercover, you'll need to put on shoes and make a short trip outside to use the toilet. The basin is located just to the side of the outhouse.

Can children stay at Parimanui Hut?

Parimanui Hut is not suitable for children and is strictly adults-only. The one exception to this rule is for non-mobile babies under 6 months at the time of your stay with BYO bedding and portacot. If you are bringing your non-mobile baby, you'll need to mention this in the comments box when you book.

Can I bring my dog or horse?

Parimanui Hut has a 'no dog' policy (with no exceptions). If you're looking for dog-friendly glamping, check out some of our other Canopy Camping Escapes sites that welcome dogs - you can select the 'dog-friendly' filter in the search bar to easily find them.

However, horses are welcome at Parimanui Hut. If you're bringing your horse, please note that floats and trucks will need specific directions which you can discuss with your host when you receive the pre-arrival email 5 days prior to your stay.

Horses are kept in designated paddocks, situated one paddock away from the hut for $30 per horse, per night. Riders can navigate through the paddocks or explore the diverse farm tracks, including flats at the top, river flats, and steep undulating hill country - catering to various fitness levels. The hosts can supply hay, if you would like this, please make a note of it on your booking so that they can be in contact about price.

Your host offers a guided horseback tour by private arrangement across the farm for $50 an hour, if you would like to know more please make a note of this when you book. How private and remote is Parimanui Hut?

Very private! It's just you, the native birdsong and the trees.

Parimanui Hut is the only property on the uphill side of the Pareora Gorge. However, there is a farm track above the cliff's edge so you may hear the occasional tractor going through the gorge.

What is the access like and where do I park my car?

Your host, Sara, provides transportation to and from the hut on the day of arrival and departure, so you'll need to bring everything you need for the duration of your stay.

Alternatively, if the weather is fine and the track is dry, you have the option to follow your hosts up to the hut in your own 4WD vehicle. Please note that you will need to have experience in driving on uphill farm tracks in order to do this.

Another option is to park your vehicle at the stables shed and enjoy a scenic half-hour walk up to the hut. A good level of fitness is required.

If you're looking to explore the region during your stay, your host can provide pick-up and drop-off services to your vehicle, parked by the stables, for a fee of $15 each way.

Are there any safety considerations?

Parimanui Hut is a working sheep and beef farm, so for the safety of all concerned, it’s very important to follow the safety guidelines and terms that you’ll find in our booking terms and in your Welcome Guide. These terms and guidelines include:

Visitors stay at their own risk, this is a working farm with hazards both farm-related (ie. machinery and animals) and natural.
Please stay in the immediate area campsite area and don't venture beyond this.
Leave gates as you find them.
Animals are unpredictable - best to avoid them.
Extreme caution driving in and out of the property.
Please do not touch any farm machinery, and do not enter any buildings on the property.

Please take a moment to review the 'Farm Hazard Map' provided in your Welcome Guide and familiarise yourself with identified hazards. For example, before exploring the property, please be mindful that all fences are electric, and exercise caution on slippery limestone surfaces when wet.

Please do not walk through any paddocks with horses in them as they are unpredictable and inquisitive and may get you a fright if you go up to them. However, you are welcome to approach them quietly and pat them over the fence.

Can I book for one night only?

Our minimum night policies are strictly adhered to. Please note that there are no exceptions to the policies outlined below for Parimanui Hut.

Weekends and Main Summer Holidays:

There is a minimum stay period of two nights on all weekends (Friday and Saturday night) and during the main summer holiday period (20 December - 31 January).

Please note that during this period single nights are only allowed where there is a one night gap between bookings. One night gaps between bookings will be made available to book online.

Weeknights:

Single nights can be booked during the week (Sunday - Thursday nights) outside the periods specified above.

Public Holiday Weekends:

The minimum booking period for long weekends such as Labour Weekend, Anniversary Weekend, etc is 3 nights. The minimum booking period for Easter is 4 nights. There are sometimes longer minimum stay periods across Christmas and New Year and these will be specified in the online availability calendar.

The nightly rate is $350* for up to two people.

Single Night Stays:

Where single-night stays are available on the online booking calendar, a higher nightly rate applies. This is to reflect the additional servicing time/costs that single-night stays incur.

Hut to car transfers - $15 each way

Your host will drive you in and out of the hut at the time of your arrival and departure (included with your stay). However, any additional transfers to your car are an extra $15 each way.

Airport transfers - $150 return

Your host offers pick-up and drop-off services to Timaru Airport for $75 each way.

Catering

Full breakfast/brunch - $40 for two people

Option 1:
Free-range farm eggs, bacon or sausages, mushrooms, tomatoes and spinach.

Option 2:
Bircher muesli/Chia pots with croissants and condiments.

Dinner and Dessert - $110 for two people

Activities

4WD transfer to/from the river - $30 each way

Opt for a convenient 4WD transfer at $30 each way to avoid the substantial uphill walk from the river back to the hut. This service includes a guide to the best swimming holes and access to the Dam walkway.

Beer and Bun Hamper and river transfer - $100

The "Beer and Bun Hamper" includes a woollen picnic blanket, cushions, and a cane picnic hampe. Enjoy chilled beer and a Farmer's Bun - a.k.a sourdough bun with salad greens, homemade mayonnaise, grated cheese, carrots, sprouts, and a generous serving of meat (lamb, beef, chicken, or ham). Dietary preferences can be accommodated. Transfers to and from the river are included.

Best Day Out Hamper and river transfer - $150

The "Best Day Out Hamper" includes a woollen picnic blanket, cushions, and a cane picnic hamper. Choose a cold beverage (beer, bubbles, wine, Kombucha, or Lemonade) and enjoy a Farmer's Bun (mentioned above) or alternative options like Sara's bacon and eggs muffin-sized pies or special savoury scotch eggs, along with seasonal fruit, crackers, cheese, sweet treats, and a thermos for hot drinks. Dietary preferences can be accommodated. Transfers to and from the river are included.

BRING YOUR HORSE

Horses are kept in designated paddocks, situated one paddock away from the hut for $30 per horse, per night. There's an additional cost of $12 for hay. Riders can navigate through the paddocks or explore the diverse farm tracks, including flats at the top, river flats, and steep undulating hill country - catering to various fitness levels.

3. Guest cancellations and date changes

3.1 Your 10% deposit (or 10% of the value of your stay if you have paid in full) is non-refundable, however it can be transferred to another booking made within 12 months of the date of confirmation of your original booking, if you cancel your stay more than 21 Days prior to your check-in time.

3.2 Cancellation or date changes by you that are between 3 and 21 Days prior to your check-in time will result in 50% of the total cost of your stay being charged. Cancellation or date changes made 3 Days (72 hours) or less prior to your check-in time will result in 100% of the total cost of your stay being charged.

3.3 Date changes made more than 21 Days prior to your check-in time are allowed without forfeit of any amounts paid.

3.4 Force Majeure

You are entitled to a full refund if you need to cancel for the following reasons:

Road closure. If at 1pm on the day before your arrival, a road on your route to your accommodation is designated by Waka Kotahi as closed or for essential travel only, and there is no detour, or the detour adds more than two hours to your travel according to the Waka Kotahi Journey Planner.
Metservice RED Weather Warning. If at 1pm on the day before your arrival, the Metservice has issued a RED warning/forecast in either your home region or the region of your accommodation, for either the day of your arrival or departure.
Natural disasters in New Zealand. Natural disasters such as cyclones, earthquakes, volcanic eruptions, tsunamis, and other severe and abnormal natural events causing large scale disruption of essential services and/or transport, specifically impacting your travel to or from your accommodation.

4. Host Cancellations

4.1 Exceptional or unforeseen circumstance

Hosts reserve the right to cancel a booking at any time in the event of exceptional or unforeseen circumstances. This right will only be exercised in good faith and in exceptional circumstances such as:

(a) Any alteration to the property or its surroundings which may pose a safety risk for the guest.

(b) Unexpected damage or destruction at the property.

(d) Our relationship with the Host ends for any other reason.

In the unlikely event a Host cancels under this clause, the guest may elect to receive a full refund or to credit the booking to another available date or Escape. The Host’s liability will be limited to the refund of amounts paid for any part of your stay that is cancelled.

4.2 Cancellation for breach

Hosts may terminate a booking at any time if they, or we, reasonably believe that there is, or has been, a breach of these Booking Conditions by you or any guest or visitor. Where a Host cancels under this clause, all amounts paid are forfeited and, where such termination occurs during the rental period, you and all guests and visitors must immediately leave the property.

5. safety and hazards

5.1 Accommodation is often situated on working farms and there are hazards both natural and man-made. You accept that you, and any guests or visitors, enter the property at your own risk.

5.2 Participation by you and any guests or visitors in activities, such as, outdoor baths, climbing trees, walking on the property and any other activity on the property, is done so at your and their own risk.

5.3 To the extent permitted by law, neither we nor the Host accept any liability for accident, loss of property or personal injury during your stay.

6. pets

No pets are allowed unless otherwise specified on the Website listing. Most accommodation is situated on working farms and therefore are not suitable for visiting pets.

7. GST

GST of 15% (where the accommodation is GST-registered) is included in the daily per night cost. A tax receipt will be supplied by Canopy Camping Escapes if requested.

8. conditions of occupancy and conduct

8.1 Guests have a licence to occupy the Property for the paid holiday period only. You are responsible for ensuring that you and they arrive no earlier than the check-in date, and leave no later than the check-out time, specified on the Website.

8.2 You are required to, and must ensure that all guests and any approved day visitors, observe the rules and procedures in relation to the property:

Contained in the information folder provided at the property.

8.3 You must, and must ensure that all guests and any approved visitors, take all reasonable and proper care of the property and its furniture, fittings and effects and leave them in the same state of repair, condition, cleanliness and tidiness as at the commencement of the rental period. Where the property has not been left in the same state of repair, condition, cleanliness and tidiness as at the commencement of the rental period, you will be required to pay an additional cleaning cost of $100 which may be charged to the credit or debit card used at the time of booking.

8.4 You are required to inform Canopy Camping Escapes of any damage or breakage occurring during the rental period in or around the property promptly so that it can be repaired and replaced for the next booking. You must reimburse the Host for the reasonable costs of replacement or repair of any damage caused by you or any guests or visitors and such costs may be charged to the credit or debit card (VISA/Mastercard) used at the time of booking.

8.5 You must ensure that any access information in relation to a property (including any access codes, location of keys, etc) is kept confidential and not disclosed to any person.

8.6 Smoking is not permitted anywhere on the properties.

8.7 The Host may access the property during the rental period to the extent reasonably necessary to undertake repairs or replacement or where we or the Host have reason to believe these Booking Terms are not being complied with.

8.8 The number of guests staying at the Escape overnight must be the same as the number of guests included in the booking. Any day visitors must be approved by the Host prior to your stay. No overnight visitors are permitted.

8.9 You and all guests and any approved day visitors must behave in a proper, appropriate and legal manner with due respect to the Host, the Property, other guests and neighbouring properties and neighbours, and Canopy Camping Escapes’ staff and representatives.

9. Complaints

If you have any complaints, please contact us promptly at [email protected] with details of the complaint. As the agent of the Hosts we will be the initial contact between you and the Host but may need to put you in direct contact to resolve any issues.

10. Liability

To the extent permitted by law, as agent for the Hosts, we have no liability, to you or any other person, in contract, tort (including negligence) or otherwise:

for the acts or omissions of the Hosts; or
under or in relation to these Booking Conditions or your stay,

Your rights are against the Host, not Canopy Camping Escapes.

If, for any reason, Canopy Camping Escapes has any liability to you under or in relation to these Booking Terms or your stay, to the extent permitted by law, our liability is limited to the 20% of the amount paid by you in relation to the relevant booking.

Any liability the Host has to you under or in relation to these Booking Conditions or your stay is, to the extent permitted by law, limited to refund of amounts paid by you for the relevant booking and shall not extend to any other costs or loss incurred by you or any guest or other person.

11. Gift vouchers

Gift vouchers expire if not redeemed within 2 years of purchase. If a booking paid for using a gift voucher is cancelled, any refund will be by way of a gift voucher with the same expiry date as the original gift voucher. Gift vouchers are not refundable or redeemable for cash and cannot be transferred or on-sold.

12. Law

These Booking Conditions are governed by New Zealand law and the New Zealand courts have exclusive jurisdiction.

13. Changes to booking conditions

We may amend these Booking Conditions at any time. Any changes shall apply to bookings made from the date of such changes. You are responsible for familiarising yourself with these Booking Conditions each time you make a booking.

14. Authority to sign

As the person who completes the Booking Form, you certify that all information provided is true, accurate and correct and that you: are authorised to agree to the Booking Conditions on behalf of all persons included in the Booking Form, including those substituted or added at a later date; are over eighteen years of age; agree to take responsibility for the party occupying the Property and shall ensure that they (and any approved visitors) comply with these Booking Conditions; and will notify us if you are not present at the property for the rental period.

Eating and Drinking

Parimanui Hut offers catering services for breakfast, dinner, and dessert, which you can find out more under the 'Rates and Extras' button. If you have ordered Sara's food options; this will be ready and waiting for you in the hut on arrival, or precooked if you requested that option.

If you choose self-catering, you will need to bring your own food and drink. You can cook meals using the wood-fired Baker's oven and large Weber BBQ provided at the hut. You'll find all the cutlery, crockery, pots and pans that you'll need.

If you're keen to sample some local cuisine, take the 30-minute walk from the hut to your car and head to Timaru, only 20 minutes away. The Oxford is a chic restaurant/bar, Harlau House Cafe set in a relaxing country setting, Hector's Blacks is a unique and quirky bar, The Speight’s Ale House has delicious pub food, and Zest is known for its pizzas.

The nearest store for stocking up on food and supplies is in Timaru, 20 minutes away.
things to do

Nestled in your own private nature oasis, this place offers plenty of ways to recharge.

Inside the hut, you'll find books, cards, a puzzle and a set of naughts and crosses. Feel free to try knitting with the Merino wool and instructions provided to make a premature baby singlet, which will be donated to Timaru Hospital when completed.

Walk around 550ha of stunning farmland, through native bush, and around the rocky outcrops. Just remember to bring good walking shoes! Venture even further, and you'll find yourself at the Pareora River nestled in the gorge below. As you ascend the walkway leading to the Pareora Dam, you'll uncover a series of enchanting swimming holes along the river. Please note the walk back up to the hut is uphill.

Alternatively, bike along the farm tracks, swim the Pareora River in the gorge below, or BYO horse and enjoy a ride around the paddocks.

If you feel like getting out and about, Mount Nimrod Reserve is 15 minutes away. It's a full three-hour tramp but the reward is a stunning waterfall and breathtaking views.

For a leisurely day, head to Caroline Bay, a popular destination offering a picturesque beach for a relaxing stroll, delectable dining options, and a variety of shopping experiences.

The Te Ana Rock Art Centre is in Timaru, 20 minutes away.

Explore Pleasant Point by taking a ride on the Rail Car, visiting the Railway Museum, and experiencing the nostalgic journey on the Steam Engine.

Fairlie is just a 35-minute drive away - the gateway to the picturesque Mackenzie District. Indulge in a culinary delight by visiting the renowned Fairlie Bakehouse, open daily from 6 am to 4:30 pm. With their impressive production of 3000 pies a day, it's worth the short wait even during peak hours!

For winter enthusiasts, the local ski fields, including Mount Dobson, Fox Peak, and Round Hill near Lake Tekapo, offer a day of skiing - all easily accessible from the property.
Your hosts

Your hosts at Parimanui Hut are Sara and Nick Rowley.

Sara and Nick's narrative unfolds as a classic 'girl meets boy next door' tale, which has now blossomed into a beautiful family with three children: Hamish, Milly, and Ben. They live on Sara's family farm which has been farmed by her family since 1864 when her great-great-grandfather, Edward Elworthy, arrived from England to farm at Holme Station in Timaru. There are family history books in the hut if you'd like to know more!

Hamish, Milly, and Ben (Sara and Nick's children) played a pivotal role in the creation of Parimanui Hut. After exploring the farm one day, they discovered a natural clearing, where they camped in swags alongside friends. It was within these shared moments that the concept of the hut took root and began to flourish.

The name "Parimanui" was inspired by the remarkable cliffs on Craigmore Hill. 'Parimanui' in Te Reo Māori translates to 'large white cliff or rock'.

We loved our stay at Parimanui Hut. It’s comfortable, private, and has everything you need. We also enjoyed exploring the farm and surrounding bush. It was great to discover somewhere new and close to Christchurch.

The most beautiful setting and a perfect balance of comfort and rusticity. Very private, with lots to explore. One of the best, if not the best, Canopy Camping experiences to date. We're definitely going back!

We both had a fantastic time. Sara was a wonderful host, and all the little touches at the hut ensured a relaxing, interesting, and comfortable stay. Loved reading the history of the family and area, the fire, hot tub, natural furnishings, and incredible views! The walk on the farm and the views were stunning. We will be back and will certainly tell friends and family. Best of luck with the future plans you have; I am sure they will be a success!
